These terms govern your use of BrickBook, a software service operated by Lab81 Ltd, a company registered in England and Wales. By creating an account you accept these terms. If you do not accept them, please do not use the service.
The service
BrickBook helps UK landlords maintain a register of statutory compliance obligations, store certificates, track rental income and expenses, and submit quarterly updates to HMRC through the Making Tax Digital programme. It is a record-keeping and submission aid, not professional tax or legal advice.
Accounts
- You must be at least 18 years old and a resident of the United Kingdom.
- You are responsible for keeping your login credentials confidential and for all activity under your account.
- We strongly recommend enabling two-factor authentication.
- You must give us accurate information when signing up and keep it up to date.
Subscriptions and billing
- BrickBook is offered on monthly tiers: Starter, Landlord, Portfolio, and Agent. Current prices are shown on the in-app upgrade page.
- Subscriptions renew automatically each month until cancelled.
- Payments are processed by Stripe. We do not store your card details.
- You may cancel at any time from within your account. On cancellation, access continues until the end of the paid period, after which the account returns to the free tier.
- Refunds are not offered for partial months, except where required by UK consumer law.
- We may change prices with 30 days' notice by email. Price changes take effect at the start of your next billing period.
Your responsibilities
BrickBook is a tool. The landlord remains legally responsible for:
- The accuracy of the records you enter, including income, expenses, and dates on certificates.
- Meeting statutory compliance deadlines, with or without our reminders.
- The accuracy and timeliness of any HMRC submissions made through the service.
- Keeping your HMRC credentials (UTR, NINO, Government Gateway) confidential.
BrickBook is not a substitute for an accountant, solicitor, or chartered surveyor. If a tax position, compliance question, or legal matter is material, please take professional advice.
Acceptable use
You agree not to:
- Use the service for anything unlawful or to infringe the rights of others.
- Upload content that is malicious, defamatory, or contains malware.
- Attempt to gain unauthorised access to our systems, other accounts, or data that is not yours.
- Scrape, reverse engineer, or resell the service without our written permission.
- Abuse our rate limits or interfere with the normal operation of the service.
We may suspend or terminate accounts that breach these rules.
Intellectual property
BrickBook, its design, source code, and brand are owned by Lab81 Ltd. Content you upload — certificates, property details, financial records — remains yours. By uploading it you grant us the limited right to store, process, and display it back to you as part of running the service.
HMRC integration
Where you authorise BrickBook to submit data to HMRC under Making Tax Digital, you remain the submitting party for tax purposes. We provide the transport and the form of the submission; you are responsible for its content and for any tax liability arising. HMRC's own fraud prevention standards require us to send certain device and network identifiers with each submission — these are described in our Privacy Policy.
Availability and downtime
We aim for high availability but do not guarantee uninterrupted service. Planned maintenance will be notified in advance where possible. Unplanned outages are resolved as quickly as we can manage. We do not offer financial compensation for downtime but will credit subscription fees for extended outages at our discretion.
Limitation of liability
To the fullest extent permitted by law, our total liability to you for any claim arising out of your use of BrickBook is limited to the fees you have paid us in the twelve months preceding the claim. We are not liable for indirect, consequential, or lost-profit losses, including HMRC penalties caused by inaccurate data you entered or by missed deadlines we were not instructed to surface.
Nothing in these terms excludes liability that cannot be excluded under UK law, including for death or personal injury caused by our negligence, or for fraud.
Termination
You may close your account at any time from within the application. We may terminate accounts that materially breach these terms, that remain inactive for more than 24 months, or where required by law. On termination, your data is deleted in line with our Privacy Policy.
Changes
We may update these terms from time to time. Material changes will be notified by email at least 14 days in advance. Continued use of the service after the effective date constitutes acceptance.
Governing law
These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute arising out of or in connection with them.
